      1. Never lie to an assessor
      2. Acknowledge the assessor’s expertise but discount most of what he says
      3. Always bring food for the school children
      4. Trust the assessor but get your agreement in writing
      5. Your adversary today may be your boss tomorrow
      6. The appraisal review board is your friend
      7. The assessor’s model appraisal formula: fair market value = original cost X trend factor X % good X experience factor (factor necessary to achieve assessor’s predetermined idea of value)
      8. A good value negotiation is a win-win situation
      9. A good reputation lasts a lifetime, a value only a year
      10. Never settle a value on an empty stomach.
